(Just $7k more than his cash offer.) His other offer was $25k more, but with us holding a contract for 1 year, but by my figuring worked out to about $4k less over all. He got a good deal, but we don't have to worry about the tax consequences anymore. We wouldn't have gotten a Realtor unless we had remodeled it, then we could have gotten a lot more for it. But for all the hassle of cleaning it up, he will deal with any crap we leave in it, and doing all the work he will make some money. (It is what he does for a living.) He is also paying ALL the fees, title insurance, absolutely everything. We really, really, really like our new house much, much more. We did take the spa from the old house, but it is at the factory getting refurbished right now. We did offer you the old house for a really good deal if you wanted to move back to Portland, but no you wanted to stay all the way over there. ;) I asked if he could make $x work.
